Project Overview

Proline Mechanical was appointed by MDK Construction Ltd to deliver the complete plumbing and heating package for a development of 12 new-build semi-detached houses in Northern Ireland.

The project covered the full mechanical installation across all 12 properties, from the initial first-fix plumbing and heating works through to second fix, sanitary ware, kitchen appliances and final commissioning.

With a programme spanning 18 months, the project required careful coordination throughout the different stages of construction. Proline Mechanical worked alongside MDK Construction and the wider construction team to ensure materials, labour and mechanical installations were delivered at the right stage of the build.

The objective was straightforward: provide a complete, professionally installed plumbing and heating system for every property, ready for the new tenants to move in on completion.

The Challenge

New-build residential developments involve a constantly changing working environment, with multiple trades working through the properties at different stages.

For the mechanical installation, timing is particularly important. First-fix plumbing and heating needs to be completed before walls and floors are closed up, while second-fix works, bathrooms, kitchen connections and commissioning take place much later in the construction programme.

Proline Mechanical therefore had to manage its labour and materials carefully across the 12 properties, coordinating the mechanical works with other trades and adapting to the progress of each individual house.

The 18-month programme also meant maintaining consistency throughout the development, ensuring that the same high standard of plumbing and heating installation was achieved across every property.

Complete Plumbing & Heating Installation

Proline Mechanical delivered a complete mechanical package covering the plumbing, heating, gas and waste systems throughout all 12 semi-detached homes.

First-Fix Plumbing & Heating

The first-fix stage established the essential infrastructure required within each property.

This included the installation of plumbing and heating pipework, waste systems and associated services before the relevant walls, floors and other construction elements were completed.

Careful coordination at this stage was essential. Pipework had to be installed in the correct locations and at the appropriate stage of the build, while allowing other trades to continue their own work.

With 12 properties progressing through construction, Proline Mechanical coordinated its installation schedule with the wider site programme to maintain progress across the development.

Second Fix & Final Installation

Once the properties reached the appropriate stage of construction, Proline Mechanical returned to complete the second-fix mechanical works.

This included bathroom installations, sanitary ware, kitchen appliance connections and the completion of the heating and plumbing systems.

The team also completed the necessary commissioning works, ensuring that the installed systems were ready for use when the properties were handed over.

Managing both first and second fix under one mechanical package helped maintain continuity throughout the development and allowed Proline Mechanical to remain involved from the initial installation through to completion.
